If you do not vocalize your problems, they will never know that something is wrong and will not be able to help you. Maintenance issues should be reported to the maintenance staff. Be aware that non-emergency maintenance issues may not be fixed the same day you report it. Can I have guests stay at my place?

Of course! It is your apartment and you are allowed to have as many guests as you’d like, within reason of course. Remember that more occupants means more noise and the landlord or management does have the right to call local authorities or ask those not living in the unit to leave if you are disturbing other residents. It may be written into your lease that you are subject to a fine if you are causing a disturbance to other tenants. While the office staff may not be able to limit the number of guests you have over, they can and will find a way to slap you with fines or evict you if you are disturbing the community.

What is a rental history and do I have to have one?

Having a rental history means you have rented at another complex. When applying to lease an Orlando apartment the staff may refer to your rental history to determine if you fit their rental criteria. If you have a rental history it must not include any owed money or payments to other communities and, if applicable, you must be up-to-date on your current rental payments. If you do not have a rental history it may be necessary to have a cosigner, which could be a family member or a friend.

I know most places have a model but will I be able to see the actual apartment I will be getting?

While many Orlando apartments have beautifully decorated models that are always available for tours, based on their availability you may be able to look at the actual unit that you wish to rent. Provided that the previous tenant has moved out and it has been cleaned and prepared for move in, a leasing staff member may be able to let you take a look at the exact place you are interested in. Remember that if you are signing a lease that doesn’t start until a month out, there may still be someone living there and you will not be able to look at it. Communities will spend thousands of dollars decorating their models and since no one is living there, it remains relatively clean. Be aware that your lease may have a statement that says you are agreeing to a certain floor plan with normal wear and tear. Try to find a way to see your actual unit before you pack in order to avoid any unpleasant surprises when you pull up with your moving truck.

Do I have to pay for utilities?

Most Orlando apartments will require you to pay for your utilities separately with the various utility companies. In Orlando Bright House provides cable television for most residents, however, other dish options are available. OUC and Progress Energy are some other local companies, but you should be able to ask your leasing office about what most residents use. Most communities will provide new residents with a move in packet with information about the area and how to set up your utilities when you move in. Good luck!

My friend told me that the on campus dorms kick all the students out over winter vacation. Will Orlando apartments do the same thing?

ABSOLUTELY NOT! Your place is your place and you make the rules (to a certain extent)! On campus in the dorms you share a bathroom with the floor, you have a RA sneaking around making sure you are following the rules, and your roommate are literally your ROOMmates. If you opt to rent your own place you won’t have to worry about any of this. You may have roommates but they won’t actually be in the same room. Chances are you will have your own bathroom but if you don’t you definitely won’t be sharing with 20-30 people. And while there are community rules and lease terms you have to abide by, apartment leasing staff treat you like a renter and adult; they won’t be spying on you and trying to see who you have over. While living in a dorm is a great experience and an awesome way to make friends, renting your own place comes with much more freedom and ease, and you WON’T get kicked out during winter break!

What is a studio and do any Orlando apartments offer these?

A studio, or sometimes called a flat or efficiency, is basically a very simplified one bedroom apartment. The living room, bedroom, and kitchen are combined into one area. A studio can basically be thought of as a one bedroom with the walls taken out. A studio will still have a bathroom, however, the kitchen is usually very small. Am I able to pre lease an apartment for when I move to town?

Absolutely! Many student communities will encourage renters to make a decision about signing a lease well before the Fall term begins. It is best to start looking in January and to have a decision made well before the end of the Spring term. If you start looking for an Orlando apartment during the summer you will be out of luck, as many communities will have filled up already. If you are moving to the area you can also pre-lease an apartment before you get here to insure you have a place to go. Remember that you may have to pay a deposit and you may lose it if you decide to not move in. Also be aware that some places may rent the unit to someone else willing to move in earlier than you and will only have to refund your money. If you plan on pre-leasing at a non-student community, be sure you will be moving in within a month.

Why won’t my apartment in Orlando allow me to pay my rent with cash?

With something as important and expensive as housing, most leasing offices don’t have the facilities to store the large sums of money that is generated from rental payments. With money orders, checks, and credit card payments you are able to track the movement of your money, however, it is much more difficult to track cash transactions. Alternatively, money order can be purchased at gas stations with cash.

Can I pay my rent with my credit card?

The most widely accepted forms of payments for rent include money orders and checks. Credit cards are now being allowed at some Orlando apartments that offers online or mobile services. Be aware that with credit card payments usually comes fees! Before making a payment with your debit or credit card be sure to verify with your leasing office or the website portal if there is an extra charge. The upside to paying your rent with a credit card is that if you are able to pay it off completely each month you will build credit fast.

Do you have any quiet Orlando apartments on your site?

There are many quiet communities throughout Central Florida but one of the best ways to figure out how quite a complex is would be to visit when the leasing office is not open. For example, you will want to visit a student community on a Friday or Saturday night to see how much noise there is. In multi family housing communities you might want to visit in the evening time when families are getting home from work and school and see if it is too noisy or busy for your liking. What happens if there are damages when I move in? Will I be responsible for them?

Absolutely not! When you move in to Orlando apartments it is very important that you notify the leasing office as soon as possible if there are any damages, stains, or broken equipment. If you see anything beyond normal wear and tear, take photos and document the issues and submit them to the leasing office. If you are not happy with your unit, ask the leasing office if there are any other options or demand to have a cleaning crew come through. You may even be able to negotiate a credit for the inconvenience!

If I get locked out of my apartment, who should I call?

Great question! Before you call a locksmith, call the office number. They will provide you with maintenance, non-emergency, or lock out number. Call the number and notify them of your name and apartment number. Depending on whether or not the staff lives on the property or not, you should wait by your apartment until they arrive. If you are unable to reach a staff member when you are locked out and you decide to call a locksmith, notify the leasing office as soon as possible as to not violate any rules or regulation that would result in a fine. At Orlando apartments, if you are locked out during business hours simply call or walk into the office and they will have a maintenance staff member help you out.

Is there a shuttle bus service to UCF from Orlando apartments?

YUP! The campus has a shuttle bus service that has stops through the area, sometimes even stopping within the communities. Some communities will even have their own shuttle service that will take residents straight to and from the community and campus. To find which complexes are on or near a stop, simply check off UCF shuttle under the Public Transportation section on the Search Page.

If I move will I be able to get out of my lease?

Probably not. Because your lease is a legal contract, breaking it can be next to impossible and moving may result in you having to continue to pay the remainder of what you owe. If you know you will be moving, notify your leasing office right away and ask if they have a waiting list. This is the ideal way to have someone take over your lease and the cost would be very minimal for you. If there leasing office is not willing to help you find someone to take over your lease, post your vacancy online, in newspapers, and around town. You may also want to spread the word to coworkers and friends!

Who can I talk to if my application is denied?

Speaking to a manager or the corporate offices of a community where your application has been denied typically won’t get you very far. This is due to the fact that Orlando apartments use third party companies to screen their applicants, and if the criteria are not met the application will be denied. The communities do not decide on the criteria, and furthermore, due to Fair Housing laws it would be unlawful for the communities to allow a denied applicant to rent from them. If you application is denied, ask for the staff for a report, if possible.

I have not yet received my deposit refund check. Who should I contact?

If you believe you should have received a deposit refund check and you have not yet heard or gotten anything, contact the leasing office right away. The business manager or accounts manager at Orland apartments will be able to tell you if there were any damages or fees that were taken out of your deposit and if there was a balance left on your account or if you are entitled any of your deposit back. Upon moving out, have a staff member do a walkthrough of the unit with you to avoid any surprise fees or bills.

If I find a community that I like will I be able to sign my lease through your site?

Unfortunately 407apartments does not offer the ability to sign an actual lease for a community. An application process is usually required by Orlando apartments before signing a lease. While we don’t offer a chance to sign a lease, we do offer the ability to check the availability of the communities you are interested in. Simply choose the “Check Availability” tab along the left hand side of the listing of the community you’d like more information about. The leasing staff will immediately receive your request and contact you according.

I need some help finding a roommate. Does your site offer assistance with finding a roommate?

407apartments.com does not offer roommate matching services, however, we do have something that will help you out! Instead of searching all of the internet for a roommate, put that work in the hands of a leasing team by choosing a community that offers roommate matching services. Simply head on over to our search page and choose roommate matching under the “Student Housing” section along the left hand side of the page. What is the criteria for my application to be approved?

To be approved at Orlando apartments you must meet that criteria of the community you wish to move to. This criteria may vary based on the community and on the screening company they use. You will pay a small fee that the screening company requires to run a check on your credit and rental history and your employment. The leasing office will receive a report within a day or two and notify you if you are approved to rent.

Remember that the leasing office will try their best to match you with roommates based on the pool of people who have signed leases at that community.

Are there down payments at Orlando apartments?

Down payments typically include the first and last month’s rent and a security deposit. This security deposits can range from an amount less than a month’s rent to an amount more than a month’s rent. Other costs that may be necessary include application fees and credit check fees. Ask the leasing office what costs are required and when they are due. Also be sure to find out what form they need to be in, such as check or money order.

Do Orlando apartments do month to month leases?

Many places will require a lease to be sign between 7 to 12 months. You may have the option of signing a lease for over 12 months. It is pretty rare to see leases shorter than 7 months due to laws and limitations of communities, however, we have seen some situations where a month by month option is available for residents after they have completed the terms of their lease. This is not a very common practice, so you may want to consult the leasing office before proceeding with something like this. Use our search page to filter through places by lease lengths.

How can I decide if the place I want to live is a safe Orlando apartment?

There are a few things you can do to determine how safe you and your family will be at a new place. The first advice we have would be to contact your local police office. They will have records of any criminal activity and criminal incidents that have occurred there. Also doing something as simple as driving around the community during the daytime AND nighttime will give you an idea of how busy or quiet the community is at different points of the day. This will also help you avoid any surprises when you move in. Good luck!

How long before I move-in should I start looking at Orlando apartments?

The general rule of thumb would be about three to five months before you want to move in. By allowing a few months you will properly be able to narrow down options based on your preferences, take advantage of any specials going on, and plan for the financials. It will also give you enough time to plan for the move, between renting storage, moving trucks, and packing. You definitely don’t want to make a hasty or impulsive decision on where you are going to be living and spending thousands of dollars.

Do apartments in Orlando allow people to smoke?

It is very rare to find Orlando apartments that allow their resident to smoke anymore. The reason for this is because the lingering odors and stains are very difficult to remove. If you would like to find a place where you will be allowed to smoke, try searching for communities with patios or balconies. The management may allow residents to smoke on their patios. Always double check your lease for the rules and regulations of your specific community.

I will be using a moving truck to transport my stuff to my new place. Are moving trucks allowed inside the community and how long can the truck be parked for?

The tons and tons of stuff we’ve accumulated over the years but we just can’t part with makes moving quite the task. The majority of us will require a moving truck, and with the cost of those suckers we want to pack it and unpack it as quickly as possible. The management knows that residents will most likely be using moving trucks when they move in. The rule is to be courteous. Don’t park your moving truck in the middle of the street because you will be blocking in cars and inhibiting traffic flow. Don’t leave your moving truck parked across five spaces in busy part of the complex. Try to do your unloading quickly and away from heavy traffic. If you will be leaving the truck overnight, notify the office and make sure you have the proper parking permits and you know where you are allowed to park the truck.

Will I be assessed a late fee if I turn my rent in late?

Probably yes. The terms of your lease should specially state what, if any, late charges you will be assessed. Most Orlando apartments will have their rent due on the 1st of the month and will typically have a grace period in effect. This grace period typically ranges from about 3-6 days. If you pay your rent late after the grace period you will most likely be subject to a late fee. Late fees can either be one flast rate or a tier style system. For example, with the flat rate late charge you will pay the late fee regardless of if you are 7 days late, 17 days late, or 27 days late. The tier style late fee system would involve and increasingly higher late fee as you get further into the month. For example, if you pay your rent on the 7th day you may be assessed $25, if you pay on the 17th you will have a late fee of $50, and if you pay on the 27th you will owe $75 in late fees. If you know you will be late on your rent, speak with the management as soon as possible.

I really like the Millenia area but it seems so expensive. What’s the best place to rent at near the Millenia Mall?

Since many of the apartments near Millenia are newer and they are located so centrally, they tend to be a bit pricier. Try using our search page to find communities in Millenia that are within your budget. Simply choose Millenia under the neighborhood section and use the slider bars at the top to include your price range. What kind of things should I know when taking a tour?

Chances are that when you are taking a tour at Orlando apartments you will be taken to a model. You must remember that many communities will put thousands of dollars into decorating their models. If it’s possible, have the leasing agent take you to the specific unit you will be moving into or another empty unit in the community. By looking at completely empty rooms, you will get better idea of how much space you have and you will also be able to see any normal wear and tear.

This is Florida and bugs are a huge problem. Do Orlando apartments offer pest control?

Lots of apartments in Orlando have pest control services built in to the rent. If you ever run into a problem with bugs, just call your leasing office and put in a request for pest control to come out and spray. Be aware that pest control may only come once a week or every few days, so your request may not be answered for a few days. There are some situations where you will have to pay for pest control sprays such as bed bugs. If you ever have a problem with bed bugs, alert your leasing office as soon as possible to avoid a serious infestation.

Can I pay my rent with cash or credit card at Orlando apartments?

Most Orlando apartments will not accept cash as a form of payment for rent. There are a couple reasons for this. It is much easier for employees to steal cash than to steal a check or money order, and by limiting the amount of cash in the office the chances of getting robbed are drastically reduced. With money orders, checks, and credit cards, there is more accountability and it is easier to track money in and out of accounts. Many communities offer online payments through their website or a resident portal. While paying by credit card can be easy and convenient, you may be charged a flat rate fee or a percentage of the payment amount for using that service.

If I decide to renew my lease in a year, will I be able to renew at the same rate?

It depends. The trend at most communities is to increase the rent each year; however, there are ways to get great deals. Many Orlando apartments offer specials throughout the year and may even offer renewal specials for current residents. Prices tend to change depending on the availability of floorplans so don’t be surprised when the prices increase or decrease over the span of a few days.

Can I still rent at Orlando apartments if I have bad credit?

There are a few ways to overcome an issue of having bad credit. The first way would be to have a co-signer, which in most cases would be a parent or guardian. This person would obviously have to have excellent credit. In some cases, a property management company may also accept an employer as a co-signer. If you going to go down this route, consult the leasing office for more information on their co-signer requirements. If you have bad credit but have a good income, partnered with a hefty deposit you may be able to remedy the issue.
