You should grab a lamp or something that you can plug in and make sure all of your electrical sockets are functioning correctly. You will also want to check the windows to ensure they are properly sealed. In student housing you will typically find all inclusive rent rates, which means all of your payments that would typically be separated would be bundled together in one. Instead of paying for your cable, internet, utilities, and trash, and furniture separately you will be able to pay one check and you are set. How do Orlando apartments deal with roommates?
If you are a student looking for random roommates, there are quite a few communities near UCF and Full Sail that will allow you to roommate match. What this entails is filling out a roommate preference form. The form will have you provide information regarding your study habits, your interest and hobbies, and other information that will help match you with other residents. Remember that the leasing office will try their best to match you with roommates based on the pool of people who have signed leases at that community.
Are there down payments at Orlando apartments?
Down payments typically include the first and last month’s rent and a security deposit. This security deposits can range from an amount less than a month’s rent to an amount more than a month’s rent. Other costs that may be necessary include application fees and credit check fees. Ask the leasing office what costs are required and when they are due. Also be sure to find out what form they need to be in, such as check or money order.
Do Orlando apartments do month to month leases?
Many places will require a lease to be sign between 7 to 12 months. You may have the option of signing a lease for over 12 months. It is pretty rare to see leases shorter than 7 months due to laws and limitations of communities, however, we have seen some situations where a month by month option is available for residents after they have completed the terms of their lease. This is Florida and bugs are a huge problem. Do Orlando apartments offer pest control?
Lots of apartments in Orlando have pest control services built in to the rent. If you ever run into a problem with bugs, just call your leasing office and put in a request for pest control to come out and spray. Be aware that pest control may only come once a week or every few days, so your request may not be answered for a few days. There are some situations where you will have to pay for pest control sprays such as bed bugs. If you ever have a problem with bed bugs, alert your leasing office as soon as possible to avoid a serious infestation.
Can I pay my rent with cash or credit card at Orlando apartments?
Most Orlando apartments will not accept cash as a form of payment for rent. There are a couple reasons for this. It is much easier for employees to steal cash than to steal a check or money order, and by limiting the amount of cash in the office the chances of getting robbed are drastically reduced. With money orders, checks, and credit cards, there is more accountability and it is easier to track money in and out of accounts. Many communities offer online payments through their website or a resident portal. While paying by credit card can be easy and convenient, you may be charged a flat rate fee or a percentage of the payment amount for using that service.
If I decide to renew my lease in a year, will I be able to renew at the same rate?
It depends. The trend at most communities is to increase the rent each year; however, there are ways to get great deals. Many Orlando apartments offer specials throughout the year and may even offer renewal specials for current residents. Prices tend to change depending on the availability of floorplans so don’t be surprised when the prices increase or decrease over the span of a few days.
Can I still rent at Orlando apartments if I have bad credit?
There are a few ways to overcome an issue of having bad credit. The first way would be to have a co-signer, which in most cases would be a parent or guardian. This person would obviously have to have excellent credit. In some cases, a property management company may also accept an employer as a co-signer. If you going to go down this route, consult the leasing office for more information on their co-signer requirements. If you have bad credit but have a good income, partnered with a hefty deposit you may be able to remedy the issue.

I would like a furnished apartment, but I also have some furniture of my own. Would I be able to bring my own furniture?
When searching through Orlando apartments, a big decision to make is if you would like it furnished or non-furnished. When you find a community you are interested in, call their Leasing Office and ask about having the furniture removed from the unit. Some communities will happily remove the furniture you do not want; just be sure the staff makes a note in your file so you do not get charged for missing furniture when you move out. I just signed a lease but now I want to get out of it. Is there a way to do that?
When you signed the lease, it was a legal contract therefore you cannot just get out of it. Obtain a copy of your lease, if you don’t already have one, and read through it to be sure of the conditions for breaking you lease. Because every apartment in Orlando is different, knowing what your specific lease says is very important. Finding someone to take over your lease is probably your best bet. Will I be assessed a late fee if I turn my rent in late?
Probably yes. The terms of your lease should specially state what, if any, late charges you will be assessed. Most Orlando apartments will have their rent due on the 1st of the month and will typically have a grace period in effect. This grace period typically ranges from about 3-6 days. If you pay your rent late after the grace period you will most likely be subject to a late fee. Late fees can either be one flast rate or a tier style system. For example, with the flat rate late charge you will pay the late fee regardless of if you are 7 days late, 17 days late, or 27 days late. The tier style late fee system would involve and increasingly higher late fee as you get further into the month. For example, if you pay your rent on the 7th day you may be assessed $25, if you pay on the 17th you will have a late fee of $50, and if you pay on the 27th you will owe $75 in late fees. If you know you will be late on your rent, speak with the management as soon as possible.
I really like the Millenia area but it seems so expensive. What’s the best place to rent at near the Millenia Mall?
Since many of the apartments near Millenia are newer and they are located so centrally, they tend to be a bit pricier. What kind of things should I know when taking a tour?
Chances are that when you are taking a tour at Orlando apartments you will be taken to a model. You must remember that many communities will put thousands of dollars into decorating their models. If it’s possible, have the leasing agent take you to the specific unit you will be moving into or another empty unit in the community. By looking at completely empty rooms, you will get better idea of how much space you have and you will also be able to see any normal wear and tear.

If I move will I be able to get out of my lease?
Probably not. Because your lease is a legal contract, breaking it can be next to impossible and moving may result in you having to continue to pay the remainder of what you owe. If you know you will be moving, notify your leasing office right away and ask if they have a waiting list. This is the ideal way to have someone take over your lease and the cost would be very minimal for you. If there leasing office is not willing to help you find someone to take over your lease, post your vacancy online, in newspapers, and around town. You may also want to spread the word to coworkers and friends!
Who can I talk to if my application is denied?
Speaking to a manager or the corporate offices of a community where your application has been denied typically won’t get you very far. This is due to the fact that Orlando apartments use third party companies to screen their applicants, and if the criteria are not met the application will be denied. The communities do not decide on the criteria, and furthermore, due to Fair Housing laws it would be unlawful for the communities to allow a denied applicant to rent from them. If you application is denied, ask for the staff for a report, if possible.
I have not yet received my deposit refund check. Who should I contact?
If you believe you should have received a deposit refund check and you have not yet heard or gotten anything, contact the leasing office right away. The business manager or accounts manager at Orland apartments will be able to tell you if there were any damages or fees that were taken out of your deposit and if there was a balance left on your account or if you are entitled any of your deposit back. Upon moving out, have a staff member do a walkthrough of the unit with you to avoid any surprise fees or bills.

While no community can guarantee your safety, there are some steps you can take to protect yourself and your belongings. I will be using a moving truck to transport my stuff to my new place. Are moving trucks allowed inside the community and how long can the truck be parked for?
The tons and tons of stuff we’ve accumulated over the years but we just can’t part with makes moving quite the task. The majority of us will require a moving truck, and with the cost of those suckers we want to pack it and unpack it as quickly as possible. The management knows that residents will most likely be using moving trucks when they move in. The rule is to be courteous. Don’t park your moving truck in the middle of the street because you will be blocking in cars and inhibiting traffic flow. Don’t leave your moving truck parked across five spaces in busy part of the complex. Try to do your unloading quickly and away from heavy traffic. If you will be leaving the truck overnight, notify the office and make sure you have the proper parking permits and you know where you are allowed to park the truck.
Are there problems with bed bugs at apartments in Orlando?
Unfortunately, bed bugs are reaching epidemic proportions throughout major cities all over the world. While your community may not have an issue with bed bugs, they can quickly spread. Educating yourself on bed bugs is the best way to prevent spreading them into your home. Bed bugs are reddish, brown with flat oval-like bodies. They tend to hide out in places such as bed frames, mattresses, and box springs. They can piggy back into your home through your luggage, clothes, and other belongings you travel with. They can even find their way into your home through your moving boxes! Always check hotel rooms for bed bugs before unpacking and inspect luggage when you return home.
The last place I lived in had apartment sized appliance, and I didn’t realize it until I moved in. Are there apartments in Orlando with full sized appliances?
YES! This is one thing that may slip through the cracks when you are searching for a new home. You take a tour of the model and see the appliances or read in their brochure that there is a washer and dryer; however, you fail to realize that they are not the full sized appliances that many of us are used to. For singles, the smaller appliances are great because it saves on the water and power bills. For families, it’s a shock when you are doing 5-6 loads of laundry when it usually only takes you 3! To avoid this situation in the future, ask the leasing office if they have “full sized” appliances. I'm a student but I don't want to live in the traditional student communities. Are there apartments in Orlando that are near universities and college but are not student communities?
Of course! There are tons of single and multi family homes dotted throughout Orlando, even near colleges and universities. Remember that if you sign a lease at a non-student community your utilities, furniture, cable, and internet won't be included. If you sign a lease with others everyone's name will appear on the lease, however, if one person moves out the full rent amount will still be due.
